The ambitious endeavor aims to feature both a Springhill Suites and a TownePlace Suites, accompanied by a Boston Pizza restaurant. However, recent inspections have revealed critical problems that may prolong the timeline further.

City of Shreveport Chief Building Official Mike Sepulvado noted that a lack of airflow in the hotel’s corridors raises serious concerns about potential mold growth due to moisture buildup. Following an inspection, authorities have recommended conducting mold testing before proceeding with any further construction work. Compounding these concerns, the hotel crew has demonstrated preparedness for some inspections, including an electrical inspection; however, they were found unprepared for the rough-in inspection.

Current activity levels at the construction site have been markedly low, as indicated by Sepulvado and echoed by District C councilman Jim Taliaferro. Previously, a hotel representative informed the City Council that delays stemmed from managerial and construction issues, with an initial targeted completion date set for July 2024. Yet, with the current pace of work and existing complications, Sepulvado now suggests a more realistic completion estimate of June 2026.

The property underwent a significant ownership transition when it was sold to D Shiri LLC for just over $10 million on April 1, 2020. Renovation efforts were initiated following the purchase but have reported substantial setbacks, with construction appearing to halt entirely by early 2024. In a further development, the property was sold in July 2024 to Greymorr LA LLC for back taxes totaling $170,600.34, underscoring financial distress surrounding the project.

Adding to the challenges, active unpaid liens against the property are accumulating. Currently, the total of these liens stands at $298,030.05, filed by various construction subcontractors who have not received payment for their services. Despite the display of Marriott signage at the construction site, which suggests progress, actual exterior work has remained stagnant since May.

Industry representatives, however, express cautious optimism regarding the project’s future. Larry Williams of the Galaxy Hotels Group has indicated hope for a completion timeline that would see the hotel opening by the third quarter of 2025, emphasizing the project’s importance to becoming a vital part of the Shreveport community.

D Shiri LLC, owned by Amandeep and Jagmohan Dhillon, has demonstrated considerable experience within the hotel industry. Previously, the site served as the Wyndham Hotel but has undergone numerous challenges, including changes in general contractors and a history of liens filed for non-payment issues. As of February 2025, there are still four active liens against the property, with several contractors seeking resolution for their claims.

The financial plight continues, as the city prepares to initiate paperwork for yet another tax sale due to ongoing unpaid property taxes. Complicating matters further, a new general contractor has been brought on board as existing problems persist, including expired permits that have stifled progress.

Councilman Taliaferro has conveyed ongoing concerns regarding the lack of visible progress at the construction site, reflecting a broader wariness from the local community about the fate of this project and potential parallels with past endeavors in the area. With mounting obstacles, the future of the Marriott dual hotel remains uncertain as stakeholders continue to navigate through a series of complex issues.
