Despite the progress, challenges persist, notably with outstanding property taxes and liens against the property totaling over $351,400.29.

According to Larry Williams, the senior owner’s representative for D Shiri LLC, construction workers have been back on-site with the objective of completing the hotel by the late third quarter of 2025. Current activities on the site involve site work, which includes improvements to the exterior of the building and the parking lot.

Marriott signage has been installed on the property but will remain unlit until the hotel’s opening approaches. The City of Shreveport’s Chief Building Official, Mike Sepulvado, has mandated updated project plans from the developers, which have since been submitted and are undergoing review by both the city and the state fire marshal. Despite having secured all necessary permits, the status of inspections remains uncertain at this time.

As of 2024, the property has unpaid taxes totaling $168,852, and a looming deadline of June 3 threatens to initiate a tax sale if the debts are not settled. A taxation-related inquiry revealed that an attorney had previously purchased the hotel at tax sale in 2023, but ownership was later reclaimed by D Shiri.

In addition to tax concerns, several liens against the property have been filed due to unpaid work on the project, resulting in various contractors withdrawing from the development. The complexities involved with larger hotel projects, as noted by Williams, are often tied to financial and operational challenges.

Management for D Shiri LLC is provided by Amandeep and Jagmohan Dhillon, who communicate a wealth of experience in the hospitality sector. However, the selection of new general contractors faces difficulties, including expired permits requiring renewal before any further work can be undertaken.
